With a clear track record all of Europe in re-activating existing assets in distressed markets. TCN decided in 2007 to establish an organization in Spain when the first signals of the Spanish economical recession became clear. 

The Spanish market was Europe’s typical example of a demand driven market and very few buildings have been developed according to the specific preferences of the final user, the Client.

Though decreased, there is still a specific demand for various type of real estate. TCN Spain has a clear idea of this demand. This together with our clear vision on future developments of the markets, offers our USP’s for owners of distressed assets.

Per project we agree on action plan according to TCN’s ACIM-flow (Acquire, Control, Improve, Manage). Our first investment in Spain is a typical example of this approach. Les Mates (app. 10.000 m2) and was bought in 2008 as mainly a leisure center in the city of El Vendrell, 70 km south of Barcelona. Upon purchase the centre was in distress (> 25% vacancy) and poorly managed. By now we are half way in this transformation. In 2010 the center obtains the retail license for app. 5000 m2 GLA and an extension of app. 2.000 m2 is scheduled in the second half of 2010. Therewith is gets the critical mass for a retail park.

Currently the platform ‘TCN Spain’ is focussing on becoming partner in similar kind of projects like Les Mates. Reactivating mid sized retail park and offices in distress. We have the ideas and organisational infrastructure to re-activate 3-5 similar Spanish centers in the next 2 years. In today’s Spanish market our conceptual creativeness, solid retail network and own center management infrastructure offers the tools to re-boost these centers.

We can offer consultancy, (fee) development as well as (co-) investing facilities. Our project partners (owners, local authorities, tenants, financers and constructions companies etc.) turn out to be also our platform partners the cooperation can continue for new opportunities as well.
